Design Achievement – Following the success of the mass timber T3 building in Minneapolis, Hines is developing a second timber structure building with DLR Group in Chicago on Goose Island. Chicago's North Branch Framework supports a redevelopment of the formerly industrial Goose Island into a highly sought-after commercially-anchored district that includes public transportation, pedestrian walkways and open space, and bike-friendly options. DLR Group’s design of T3 – Timber, Transit, and Technology – will fit right into this reinvented neighborhood. T3 is exemplary of a new asset class that appeals to tenants seeking an authentic, yet modern officing experience. The distinctive CorTen steel cladding will set the building apart in the developing neighborhood, while the warm, exposed wood structure will attract discerning tenants who have environmental values and interest in employee wellbeing. In a fitting homage, the timber structure will rise on a site historically occupied by a lumberyard.

Scope Summary - The 6-story, 270,000 SF office building will be fully equipped with the most desirable amenities including common lounges, bike storage, a gym, and ground-floor retail, along with 275 parking spaces. Private balconies are a new T3 feature for more individualized indoor-outdoor connection, supplementing a communal rooftop deck. Upon completion, it will be the largest mass timber structure in the United States in the modern construction era. DLR Group provided planning and architecture services.
