Design Achievement – With a site in downtown Washington, DC, at the hub of its thriving music and arts scene, the client sought to develop a workforce housing project designed to serve a younger, urban clientele. DLR Group's design uses contemporary glass and brick to reflect the energy of an intersection between an older industrial fabric and the city’s forward-looking artistic practices. Alternating black and maroon Ironspot brick contrasts different formal design elements and grounds the building in the neighborhood’s interplay of industrial and residential uses. Projecting bays, referencing the city’s classic row houses and apartment buildings, have been angled to provide unobstructed views from each unit. A Cubist influence and proportions of the deconstructed bays respond to the neighborhood’s artistic character and reference adjacent single family homes. The building’s setbacks lesson the height impact, while providing outdoor spaces for many of the units. The open plan of each unit brings light and air into the interiors with oversized windows and high ceilings, while affordable interior finishes keep the units within range of the targeted clientele.
Scope Summary – The six-story building totals 49,000 SF and offers 45 condominiums, ranging from 725 SF to 1,700 SF to target first-time home buyers moving into the city. Building amenities include a roof deck, exercise room, party room and concierge services. Underground parking provides 43 residential spaces. DLR Group provided architectural design services.
